  • What is AutoExtend? EXAMPLE: If you are bidding on an item scheduled to end at 10am and you place a bid at 9:59am - the auction will Autoextend to 10:09am - if another bid is placed at 10:04am the auction will again be Autoextended to 10:14am. This will continue until no bids are placed during the 10 minute Autoextend period.
  • Auction Ending Times: Auctions with multiple items use a Staggered ending time. Each item has its own ending time. If the auction is scheduled to end at 10:00am the first item is scheduled to end at 10am and each item after the first will end in a set staggered interval. An example is a 5 minute stagger, each item will end 5 minutes after the item before it. But, don't forget if an item is bid on in the last 10 minutes the AutoExtend will begin for that item. The following items will stay on the original scheduled staggered ending time (unless they too are Autoextended).
  • Outbid emails are only sent prior to the auction closing - once 10am hits on the auction close date - outbid emails are not sent.
  • Bidding Errors - Bidders are responsible for their actions, if you make an entry error you must call our office (608-437-2001) and the error will be examined to determine if it was an error and corrected by Wisconsin Surplus. Errors will not likely be corrected within the last 12 hours of the auction. If you are unsure how to bid or are new we strongly suggest you do not wait until the very end of the auction to bid.

  • Structures On Property: Yes - The subject is a single story home in Weston with an attached two car garage. the exterior siding is metal and adequate. The windows are dated but appear usable. The basement is dry and mostly unfinished. The furnace and water heater do not appear to have had problems, though certainly that that is unknown. The report makes the extraordinary assumption that the furnace and water heater are adequate. The appraisal does not know if the home had been winterized before the water was turned off. There does not appear to any damage so the extraordinary is also made regarding the functional utility of the water system. The floor coverings in the home are not usable, about half of the plaster ceiling has come down and that would appear to be because of roof problems and the home has a flat roof. The roof was snow covered, however since the home is not heated there is no way to tell if the roof still leaks or had been replaced. The subject is a wood frame home constructed from average grade materials. The floors in the home need repair and/or replacement, the windows appear original, but seem functional. The interior ceiling in several spots has been removed as indicated by the pictures included in this report. One of the bedrooms still has part of the ceiling up which indicated a water problem and what appears to have caused the ceiling problem in the home. The home has a flat roof which must be failing. There is one piece of missing facia on the garage and soffit on the home.  It appears a failing roof system has caused the interior ceiling condition. The roof is snow covered so there is no way for the appraiser to determine if the roof was replaced at some point, but there did not show any evidence of water from the roof at the time of my inspection.

The home includes a number of walls which are damaged as is the patio door, front door and lower level door. The furnace appears to have been worked on and it is not known if it is functional or the electric water heater. The bath floor needs work and the living room and dining area floor appears functional, as do the laminate floors on upper level. There are some missing heat registers. No utilities are working, so there is no indication of the working order of the furnace or plumbing. The interior ceiling seems to be ok, so even though the roof is snow covered there is no problem evident. The attic has one spot of mold on the ceiling which is only about 4x6 inches. The finished attic area has dry walled walls and ceiling, however the ceiling is too low for living area, ok for storage. The neighborhood is the city of Wausau from Northwestern Ave West to 72nd Ave and north to Evergreen Rd to south to Lake View Dr.  The subject is located in the northwest section of Wausau. This area is a hilly residential area and most lots are wooded and vary greatly in size and shape. Land use includes single family homes in all directions and the large medical complex a number of blocks east and commercial property south and east.  This site conforms with local zoning. There is no indication of any adverse easements or encroachment.   The subject includes 200 amp electric panel, electric water heater, two open decks, and one wood burning fireplace.  The subject is a wood frame tri-level constructed from average grade materials. It was reported to have been refinished in 2014, and the exterior and windows seem to confirm that. However at the present time, the home will need some repair to be considered livable.

The estimate for mold work is just an estimate and based on the extraordinary assumption that mold spots above the basement are mostly surface mold, and the larger spots on the kitchen ceiling and bath ceiling will be handled when those areas are repaired.  The neighborhood is west to the Wisconsin River, east to Highway J, south to Kowalski, north to Ross Avenue.  The subject is located east of the Lake Wausau and west of business Highway 51.
